Florida runs on hard floors
Almost nobody here wants carpet outside a bedroom, and for good reason: sand, humidity, dogs, and a wet season that lasts half the year. Tile and luxury vinyl plank do the heavy lifting in Pasco County homes, and both live or die on the prep underneath them.

The part nobody sees
Florida homes are slab-on-grade. No closets, no crawlspaces, no joists. That means your floor is only ever as flat as the concrete under it, and builder slabs are rarely as flat as anybody claims. Large-format tile in particular is unforgiving: a slab that is out by an eighth of an inch across four feet will give you lippage on every single edge.
So the slab gets checked, ground down or self-leveled where it needs it, and the layout gets planned so you do not end up with a two-inch sliver against the most visible wall. That planning is free. Redoing a floor is not.
A note on the sink
Noah installs the tile and the counter. He does not disconnect and reconnect plumbing or wire in a disposal, because that requires a Florida license. On a kitchen job that means either you handle the hookup, or a licensed plumber does. Noah will tell you which parts of the job are his and which are not before you commit to anything.
Questions people actually ask
LVP or tile for a Florida house?
Tile is more durable, handles water better, and stays cooler, which matters here. LVP is warmer underfoot, quieter, more forgiving of a slab that is not perfectly flat, and considerably cheaper to install. If you have dogs and a pool, tile. If you want it done next week on a budget and the slab is decent, LVP. Both are good answers, and the honest one depends on your house.
Do you have to remove the old floor first?
Usually yes. Tile over tile is technically possible and almost always a bad idea in a slab house, because it raises your floor height into your door jambs and cabinet toe kicks and you inherit whatever is failing underneath. Removal is dusty and it is worth it.
How long does a floor take?
A typical single room is one to two days. A main living area of 600 to 900 square feet in tile is usually three to five days, because thinset and grout both need cure time and you cannot rush them without paying for it later. LVP goes faster.
Can you just fix my grout instead of replacing the floor?
Often, yes, and it is one of the best-value jobs there is. Cracked and stained grout gets cut out and replaced, and the corners get caulk instead of grout because corners move. A whole bathroom regrout can make a twenty-year-old floor look serviceable again for a small fraction of a replacement.
My tile sounds hollow when I walk on it. Is that bad?
It means those tiles did not bond to the slab. It is common in builder homes where coverage was thin. Hollow tiles do not always fail, but they are the first ones to crack. If it is a few tiles, they can be pulled and reset. If it is most of the floor, that is a bigger conversation.
