Lutz is about five miles from Land O’ Lakes, roughly eight minutes down US-41. That matters more than it sounds. It means Noah can swing back for a punch item without turning it into a whole production.

The town grew out of a train depot on the Tampa Northern Railroad. The original junction came down in the late 1960s and a replica depot went up in 2000 at Lutz-Lake Fern and US-41. There is a real local identity here, “Beautiful Downtown Lutz,” complete with a 1981 song about it. And parts of Edward Scissorhands were filmed in the Carpenter’s Run neighborhood, which is the single best piece of trivia in Pasco County.

The neighborhoods

Cheval is guard-gated with a manned gate, a golf and athletic club, and strict architectural guidelines on quarter-acre-plus lots. Heritage Harbor went up in the late 1990s and early 2000s around TPC Tampa Bay. Calusa Trace is classic mid-1990s suburban, not gated. Beyond those: Willow Bend, Stonebrier, Ladera, Promenade at Lake Park, The Sanctuary, Lake Fern, Oak Grove, Foxwood and Crystal Lakes, plus a lot of larger-lot and lakefront property that does not belong to any subdivision at all.

That 1990s cohort, Calusa Trace and Heritage Harbor especially, is squarely in first-major-update territory now.
