Here is what that means practically. That 1992 to 2006 cohort is now 20 to 34 years old. Original paint is long gone. Original carpet is past due. Original builder kitchens and baths, in floor plans repeated hundreds of times across the same neighborhood, are ready for the first real update anyone has given them.

My house is from 2003 and everything is original. Where should I start?

Paint and flooring, in that order, give you the biggest visible change per dollar. Trim is third and punches well above its cost. Kitchens and baths are where the money goes, so it is worth doing the cheap wins first and seeing how you feel about the room afterward.

Do you deal with CDD or HOA paperwork?
