Popcorn ceiling removal

If your house went up before the mid-1990s, there is a good chance you are living under a textured ceiling that has been quietly aging since disco. Removing it is one of the highest-impact things you can do to a room for the money. Ceilings come down to smooth or to a light modern knockdown, and the room instantly looks fifteen years newer.

The process: everything gets sealed and masked, floor to wall. The texture is wetted and scraped. The ceiling gets skim-coated, sanded, primed and painted. Then the plastic comes down and, if it was done right, you cannot tell anything happened except that the ceiling is flat.

The asbestos conversation, up front

This is the part most people never get told. Popcorn ceilings installed before about 1980 can contain asbestos, and disturbing them is regulated under an entirely separate chapter of Florida law. If your home is from that era, get the ceiling tested before anyone scrapes it. A test is cheap. Doing it wrong is not, and it is not the kind of mistake you get to un-make.

Noah will tell you this before he quotes the job, not after. If the test comes back positive, the work belongs to a licensed abatement outfit and he will say so.

How much does popcorn ceiling removal cost?

It depends on square footage, ceiling height, and whether the ceiling is going smooth or getting a light knockdown. Smooth costs more because there is nowhere to hide. Noah quotes the room, not a guess over the phone, and the quote includes the prep, the skim, the prime and the paint.

Can I stay in the house while it happens?

Yes, if it is one or two rooms. The work area gets sealed off. If it is the whole house at once, most people would rather not live inside a plastic tent for a week, so it usually gets phased.

How do you know my ceiling has asbestos?

You do not know without a test. Age is a signal, not an answer. Homes built before 1980 are the concern; homes from the late 1980s onward are generally clear but not automatically. If the age is borderline, test it. Noah will not scrape a suspect ceiling on a hunch.

Will the patch match my texture?

That is the job. Knockdown and orange peel are both matchable with the right spray and the right timing on the knock. A patch that does not match is a patch that failed, and Noah does not consider it done until it disappears.

My ceiling has a brown stain. Can you fix it?

The stain, yes: it gets sealed with a stain-blocking primer, patched if the drywall is soft, and repainted. But first something has to have stopped the water. Noah does not do roofing or plumbing, so if the source is still active it needs a licensed trade before the cosmetic fix is worth doing.
