Land O’ Lakes is an odd and interesting place to work as a handyman because the housing stock is genuinely split in two. On one side you have the 1970s and 1980s homes around Lake Padgett Estates, a waterfront and equestrian community whose civic association has been running since 1975, with five lakefront parks, three boat ramps and horse stables. Those houses are fifty years old and they need real work: floors, baths, trim, ceilings, paint that has given up.

On the other side you have the master-planned wave: Bexley, Connerton, Oakstead, Concord Station, Ballantrae, Dupree Lakes, Angeline, plus the gated and 55-plus communities like Del Webb Bexley, Wilderness Lake Preserve, Plantation Palms, LakeShore Ranch, Stonegate and The Groves. Newer homes, volume-builder finishes, HOA architectural review, and a whole lot of neighbors with the identical kitchen wondering how to make theirs not look identical.

Both need the same handyman. Different jobs, same guy.

Most of the master-planned communities here carry a CDD on top of HOA dues, and many have architectural review for anything visible from the street. Interior work is nobody’s business but yours. Anything on the exterior, including a color change, is worth clearing with your HOA before it starts rather than after.

Not for interior work. For anything visible from the street, get the approval first. Noah is happy to work around a review timeline, he just cannot make it move faster.

Do you handle rental and investment properties?

Yes, including turnover punch lists between tenants. Paint, patch, blinds, doors, caulk and hardware in a single visit is exactly the right use of a handyman.
