There is a reason multiple companies in Pasco County do nothing but remove popcorn ceilings. West Pasco is full of 1970s and 1980s houses, and almost all of them shipped with textured ceilings that have been quietly aging ever since.

Start with the part nobody tells you

Popcorn texture installed before roughly 1980 can contain asbestos. Disturbing it is regulated under an entirely separate chapter of Florida law from anything a handyman touches. A test is cheap. Scraping first and asking later is not the kind of mistake you get to undo.

If your New Port Richey or Holiday house is from 1978, get it tested. If it comes back positive, the work belongs to a licensed abatement company and any honest person will tell you so before quoting.

What the process actually looks like

Everything gets sealed and masked, floor to wall. The texture is wetted and scraped. The ceiling is skim-coated, sanded, primed and painted. The plastic comes down and, done right, the only evidence is that your ceiling is flat.

It is genuinely messy while it is happening and completely invisible afterward. That is the whole job.

Smooth or light knockdown?

Smooth costs more, because there is nowhere for an imperfection to hide. A light modern knockdown is more forgiving and still reads as current. Neither is wrong. Under eight-foot ceilings, smooth tends to feel taller.

Should you do the whole house at once?

If you can move out for a week, yes, it is cheaper per square foot. If you are living there, phase it by room. Very few people enjoy a month inside a plastic tent.

Why it is worth it

Nothing else takes fifteen years off a house for the same money. Not new floors, not paint, not the front door. Flat ceilings quietly change how every room in the house reads.
